BMS Design, Installation and Maintenance in the Astir Odysseus Resort & Spa in Kos.

The Astir Odysseus Kos Resort & Spa is a five-star hotel built in 2009, in the area of Tigkaki in the island of Kos. It offers impressive facilities, and was recently awarded with TUI’s Top Quality Award 2017.

Our Company installed the main BMS system, for the overall integration and management of all electrical and mechanical systems (central A/C unit, boiler room, hot water generation system, chiller room, lighting system etc.). BMS also monitors a number of additional systems and equipment such as swimming pools, refrigerators, fire protection, water-waste pumping stations, electrical equipment etc.

For electrical equipment, the system monitors the state of switches and generators and gives a command for load break in case of a power cut. The system provides an alert in case of any M&E system failure as well as in any rise of refrigerators’ temperature. Refrigerators’ parameters are recorded and stored (HACCP) so that they can be used in certification audits. There is capability for sending notification emails/SMS in the case of an alarm, and for detailed recording and storage of all monitored parameters (refrigerators’ temperatures etc.).

8 Centraline controllers by Honeywell eagle have been used in the project, 1000 hardware points, SCADA HONEYWELL ARENA software, integration with electric multi-meters (ModBus prototol), VRV (bacnet protocol) and UPS (ModBus protocol).
